Big Boost for Maharashtra Metro: Land Ownership for Future Growth

Mumbai: In a move that promises to supercharge the growth of Maharashtra’s metro projects, the state government has approved the conversion of over 2.1 lakh square meters of leasehold land into ownership for the Maharashtra Metro (Maha Metro). This decision, made in late April, will unlock significant opportunities for commercial development, including affordable housing, hospitals, and educational institutions, near metro stations.
Boosting Metro Finances
Maha Metro, a state-run agency responsible for building modern metro systems outside Mumbai, will now have full ownership of this vital land. This transfer, officials say, will allow Maha Metro to generate much-needed funds to meet its financial obligations, including repaying loans and covering operational costs.
Land Distribution Across Cities
The land, previously leased to Maha Metro for 30 years, will now be transferred unconditionally. The distribution of this land is as follows:
- Pune: 1,43,916 sq. metres
- Pimpri-Chinchwad: 19,998 sq. metres
- Nagpur: 46,841 sq. metres
The transfer involves land parcels from various entities, including municipal corporations and improvement trusts in each city.
Unlocking Commercial Potential
A senior Maha Metro official explained that commercial development is crucial for the financial viability of these metro projects. While passenger fares contribute around 50% of the revenue, the remaining 50% must come from commercial activities.
“Converting the land into ownership allows for projects like affordable housing near metro stations, creating ‘walk-to-work’ solutions, and educational institutes like skill development centres that will help train youth for employment,” the official said.

This decision highlights the Maharashtra government’s commitment to developing sustainable and integrated urban infrastructure. By allowing for mixed-use development around metro stations, the government aims to create vibrant, self-sustaining communities that reduce reliance on cars and promote economic growth.
